Before switching

Check the terms with your current agent


Before instructing us to switch the management of your property, firstly check your current agent's terms to avoid paying any fees for ending your agreement.


Important: The agreement between you and your tenant will not be affected by switching agents.


Switching Day 1

Tell us you want to switch


Once you have chosen which level of service you require, return a signed set of our terms to us and we'll begin the switching process.


We will send you a template notice which you'll need to sign and either return to us, or forward directly to your current agent. Once this notice has been served, there is nothing at all for you to do. No calls, no emails. Nothing.


Switching Day 2 - 6

We get to work


Your switch will be overseen by our Head of Property Management who will request that your old agent send us details of your payment and maintenance history, tenant deposit details and all relevant paperwork including safety certificates, inspection reports and warranties.


We will also speak with your tenant to introduce ourselves and ensure all future payments are sent to us.


Switching Day 7

...and you're switched


Seven working days after you instructed us to manage your property, we'll contact you to let you know the switch is complete and you'll be provided with a log-in to our Landlord Portal, here you'll be able to see your property details and any history relating to the current tenancy. Don't be nervous that you barely had to do anything, it really is that easy.

Is there a fee for using your 7 day switching service?

Our switching service is completely free of charge.


I own more than one property, can I still use your switching service?

Yes, absolutely. You can even use our switching service if your properties are managed by separate agents.


I have ongoing maintenance work being carried out at my property, can I still switch?

Yes. We'll obtain an up-to-date report from your current agent and liaise with the contractor to finalise any outstanding works.


My tenants are in arrears, can you still help?

Yes, no problem. Your tenant will be contacted daily by SMS, phone and email - You'll receive our full backing if you choose to switch to us.


What if I change my mind?

You can cancel your switch 14 days after returning your signed terms of business to us. We'll guide you through this process if you decide to cancel your switch.

If this is the first time you have rented or let property or simply want a reminder below is a guide to the key stages in the lettings process.


Property valuation and qualification

One of our agents will visit a property to assess its rental value and to discuss target groups, marketing strategy and the different property management packages available to landlords. We will also request confirmation that properties have an Energy Performance Certificate and meets statutory requirements.


Property marketing

Once registered we carry out a comprehensive marketing programme to promote properties to potential tenants. Accompanied viewings are conducted.

 

Tenant referencing

When a tenant is matched with one of our properties we carry out all the necessary financial checks and obtain references. In association with specialist referencing agencies we aim to provide a response within 48 hours. Details are passed to the landlord for approval.

 

Tenancy agreement

A tenancy agreement is prepared that is signed by both landlord and tenant relating to payment, maintaining property condition and terms and length of lease. Enfields provide a service for producing tenancy agreements overseen by a qualified solicitor that protect landlord and tenant rights.

 

Administration fee and deposit

A fee to cover the cost of the tenancy agreement and referencing is taken from the tenant in addition to a deposit to secure the property. As members of the Deposit Protection Service (DPS), enfields ensure good practice in deposit handling and provide independent assistance with the resolution of disputes concerning repayment of deposits.


Inventories and check in

An inventory will be prepared including a list of contents and photographic evidence of current property condition. Tenants will be provided with a copy and it is essential that they check it thoroughly and report any discrepancies immediately. Depending on the management package landlords have chosen, Enfields can prepare all the necessary documentation and carry out the check-in process.

 

Property management

A system will be established for collecting payments monthly and dealing with any queries or problems during tenancy. Enfields provide a dedicated property management service delivered by a specialist team that ensure payments are processed on time and emergencies and other maintenance issues are dealt with promptly.


Tenancy renewal

Prior to the end of tenancy Enfields arrange for tenancy renewal with the existing tenant or re-market the property well in advance to find another suitable tenant in order to reduce un-occupancy periods.

 

Check-out

At the end of tenancy the property will be inspected to ensure everything on the inventory is present and the property has been well maintained. See our Property Inspection Checklist for guidance on ensuring a successful check-out. All being well, the deposit is then returned to the tenant.
