Landlord Fees

At Enfields we believe in full transparency of all fees, please therefore find a full list below of our charges. Not all the fees listed below will be applicable to you so please contact our office for more information.

Fully Managed Service 10% plus VAT We offer a bespoke service starting with a setup fee of £400 (plus VAT) and a monthly fee of 10% plus VAT per calendar month
Rent Collect Service 8% plus VAT We offer a bespoke service starting with a setup fee of £400 (plus VAT) and a monthly fee of 10% plus VAT per calendar month
Tenant Find Two weeks rent (Minimum fee of £400 plus VAT) Our tenant find service is dependent on the monthly rent of the property but based on around two weeks rent with a minimum charge of £400 (plus VAT.)
Inventory Report Studio - £100 | 1 bed - £110 | 2 bed - £120 | 3+ bed - £130 (All exclusive of VAT)
Gas Safety Certificate £75.00 Plus VAT for a Gas Safety Certificate only (£25 plus VAT extra for a boiler service)
Tenancy Renewal £75.00 plus VAT
Section 21 Notice £75.00 plus VAT
Section 13 Notice £75.00 plus VAT
Negotiation of the Deposit Allocation £75.00 plus VAT
Annual Income & Expenditure Report £100.00 plus VAT
Energy Performance Certificate £75.00 plus VAT
Key Cutting / Post Forwarding Cost Price + £6
Rent Guarantee & Legal Expenses £320 Annually

*The need for a Guarantor may not become apparent until your referencing (including for any joint tenants) has been completed, therefore guarantor referencing fee(s) will only become payable should a guarantor be required.

A deposit equivalent to one month's rent plus £200 will be required to be paid at the start of the tenancy. A landlord may require a higher deposit if the referencing criteria is not met, further details will be provided at that time. All deposits we receive are held by the Deposit Protection Service (DPS).

We are able to accept payment by debit card, credit card, cash or bank transfer.

Any tenancy application is subject to referencing and contract.

Enfields operate under a client money protection scheme and are members of The Property Ombudsman.
